Inspector said "The water heater drip tray does not drain to a suitable area for emergency control of a leaking water heater. It just sits in a plastic tray surrounded by a metal tray. How to get the maximum life from you vinyl lined swimming pool.

Many vinyl lined swimming pool owners complain that they have not received a reasonable life from their previous vinyl liners.  I have had a 20 mil backyard liner last 24 years without a single tear or hole. There are several key factors that will lengthen the life of a vinyl liner. Temperature - If you maintain a temperature over 85 degrees in your vinyl lined swimming pool the liner will begin to become brittle quicker than a cooler temperature pool.  I had a customer who kept their pool water close to 95 degrees and needed to replace the liner after only 2 years.  For maximum life pick a lighter color liner to reduce solar heating of your pool,  Install a fountain and aerate your pool when the water gets too warm for your liking. pH - Strong acidic water will wrinkle your pool liner.  Don't let your pool water get acidic. Chlorine - Shock or tablets that are slow to dissolve and sit on the floor for an extended time willbleach your liner.  If it is tri-chlor powder or tablets, then your pool liner will also show the wrinkling due to the low pH levels associated with tri-chlor chlorine.  I have also seen chlorine abuse at the skimmer opening. The picture to the left shows what  happens when chlorine pucks that are left in a skimmer basket are used in conjunction with a time clock that turns the pool pump on and off. The combination will allow concentrated chlorine to bleach the liner and low pH to wrinkle the swimming pool vinyl liner. We suggest the use of an inline chlorinator or a salt/chlorine generator for all swimming pools and particularly for vinyl lined swimming pools. Size - Many liner manufacturers and installers cut corners and install liners that are just too small.  Their benefit?  less material and a quicker wrinkle free installation.  It is much easier to put in a liner that is cut too small than to install a full cut liner.  All of the liners that Wilmington Pools installs are full cut liners. Armor All - Use a vinyl rejuvenator at the water line.  I have several customers who have seen good results by applying armor all twice a year. I hope that you find the above information helpful. Swimming Pool Seasonality

Swimming Pools and Spa's are very seasonal items.  Swimming pools are primarily used in the summer and spas or hot tubs in the winter.  Unfortunately people usually forget about repairs on pools until the spring and conversely spa repairs in the Fall.
