Preparing for a Walk-thru of the home you are selling

Getting closer to the actual sale of your home, don't slip up the deal now. Here are a few ideas to get you prepared for the Buyers walk through. Generally, a walk thru may be a couple days before or the day of the closing.    You and your Realtor should perform an objective look at your home and the sales contract along with any addenda. Verify that all items you agreed to convey in the sell are present, appliances, garage door openers and fixtures indicated should stay as agreed. Removal of debris, furniture and any other agreed upon items should vacate the property. Ask your Realtor if she has a walk through checklist, this will give you an idea of what the Buyer will be checking when they arrive so you can be sure to give those items special attention.   If there were negations for repairs, prior to the walk-thru check the repairs to make sure that they are as intended. Ideally, the utilities will still be on so that the Buyer can confirm that everything is in working order.    Also for warranty items if during the listing period you did not have them available be sure to pull them out now for the Buyer. Especially for any items that may have been noted on the Buyers home inspection report, if you received a copy. Anything that helps the buyer feel great about the purchase is helpful. As you might image the Buyer is feeling pretty nervous and perhaps wondering if they made the best decision, we want to assure them that they did.   I recommend having your Realtor be present at the home on the day of the walk-thru so that she can address any issues or concerns on the spot which will help you get to the closing table as planned. As you and your Realtor go through the house make sure that all your personal items have been removed and that you have left the home in "broom swept" condition on the final day.   Even though a closing date may be set, do not cancel your insurance yet, you want keep your home insurance up until the point it is no longer yours. This will help you avoid being uninsured if the closing is delayed or a casualty happens before you close the transaction.   Realtor Sherrell Smith for Carolinas Green Homes 888-666-4326http://carolinasgreenhomes.wordpress.com/ ...read more
