Paul and I spoke on the phone two weeks ago and made an appointment for him to come give us an appraisal. He showed up on the wrong day and we were trying to pack to get ready to go out of town for Thanksgiving so I could not allow him to go ahead and do the appraisal at that time. He even said, "you are right, it was for next week" so I know that he knew he was there at the wrong time. Now, today, the day that he was supposed to come, he is a no show. I waited for 30 minutes before calling to see why he did not come. He answers the phone and his explanation is that he was waiting for the mortgage company to pay him for coming out the previous week (again on the wrong date) before he was going to come back out. Surely a professional person would call the owner of the house to let them know that they were not going to come back on the agreed upon date (for ANY reason). I recently relocated out of the Raleigh area and received a relocation package. The package included an offer to purchase my home. The relocation company has the home appraised to determine the offer price. The goal of the relocation company is to pay as little as possible for the home. Therefore the appraisers they allow you to chose from are those that have a pattern of calculating very low prices. Not having any information to base my decision on, I chose Perkinson and Associates as one of the appraisers from the list provided. The appraisal I received was inaccurate as to the details of the property. More importantly, it was extremely negative. When comparing the home to other recent sales and listings, the appraiser always assumed best case for the other homes and worst case for my own. The provided value was over 15% lower than the sales price suggested by my real estate agents. If you are a seller looking for an optimistic appraisal, avoid this agency. If you a buyer looking for a worst case estimate to justify a low offer price, this is the agency for you. ...read more
