Is the Market Shifting???

It has been reported in the Twin Cities that we have a 6.9 month saturation rate.  When the MAR (Minnesota Association of Realtors) publishes this number, they are referring to the amount of time it takes a listing to sell.  The National Association (NAR) has given the 6 Month mark the determination between a buyers and a sellers market: Seller's Market < 6 Months < Buyer's Market In January 2009 the indicator was greater than 9 months; indicating a strong buyer's market.  Since then the pendulem has been swinging back towards the Seller's side - slowly but surely.  Some of this may be due to the Buyer Tax Credit that has since expired.  There are some buyers that will still have the opportunity to collect on the credit assuming they met all of the guidelines and can close before the deadline. ...read more
