Who needs an Appraisal ? There are many reasons for having an appraisal but the most common reason is to substantiate the value of Real Estate. With this, the owner, purchaser or the lending institution will then have an understanding of the property value and will process this information for lending money to the client, settling legal issues, or for personnel use. How is a residential Appraisal Performed ? The property  is inpected in both the exterior and interior by the Appraiser to determine; its lot size, overall quality of the construction, living area square footage, functional utiltiy and physical condition, and marketability. In addition, the location of the property, its convenience to needed services, and any environmental factors which may affect the property are also taken into consideration. The Appraiser searches your neighborhood for similar properities which have recently sold and that are currently for sale, and does a sales comparison analysis. After analyzing these sales and making market adjustments for the differences, the Appraiser determines an estimated Market Value. Other required methods for consideration for determining the Market Value are the Cost and Income Approach to Value. Each method is considered and evaluated for its supportive value, and is further developed in the appraisal report as necessary. Are Appraisers required to be Licensed ?
