Should you repair or replace your roof?

To Repair or to Replace, this is the question for today's blog. Now obviously, having a trained professional come and take a look at your roof (most of the time for free) is a good option. Repairing In this case, repairing refers to replacing a small portion of your roof's shingles or otherwise patching leaks and damages. Pros of Repairing: Replacing shingles is relatively easy Repairs are relatively inexpensive A small repair can extend the life of your roof 10 or 15 years! Cons of Repairing: Your patch job may not match the rest of the roof. Even though professional roofers can usually match the existing shingles, the new shingles won't have the same aged color that the old ones do. It is also a possibility that your shingles can't be matched exactly. Having a mismatched spot on your roof lowers curb appeal and can make it harder to sell in the future. Partial Reroofing Partial reroofing refers to replacing a larger section of roof, but not the entire thing. This is appropriate when your roof is in worse condition but the damage is confined to one part of the roof. It's especially useful if you aren't planning to stay in the home for a long time, though it can have aesthetic issues that may harm selling. Pros of Partial Reroofing: If a larger repair is needed, a partial reroof is still a cheaper option than a full replacement. This can also make it easier to blend the colors. Cons of Partial Reroofing: Obviously, this option is more expensive than a small repair. However, it may be necessary in some situations. Partial reroofs are more work than small repairs, leading to increase labor and disposal costs. Depending on the layers of the original roof, the partial reroof may not be seamless, which could put off potential future buyers. However, a professional should be able to blend the new and old roofs together with relatively little difference. New Roof A complete roof replacement is self-explanatory. It's appropriate if your roof is extremely old or damaged and if you plan to stay in your home for a while. Pros of a New Roof: It may be cheaper in the long run to consider replacing your entire roof at once. If it seems likely that continued repairs will be needed, the expense of bringing out a crew once may be less than many times. Getting a new roof also allows room for customization. You can choose more durable shingles to extend your roof's life, match them to your climate and needs, and choose a color that best suits your style. Peace of mind. A new roof is likely warrantied by the professional who installed it as well as the shingles' manufacturer. This means you shouldn't have to worry about future problems or spending any more on your roof. Cons of a New Roof: More expense up front. If you think you want a new roof but can't afford it, consider financing options or do minor repairs and save up to get what you really want. If you jump the gun and replace a roof that doesn't need it, money is wasted.
