R. P. Properties

This is the worst landlord I've ever had in over a decade of renting in a half dozen cities. They have properties in Providence RI (61 Slater Ave and 67 Slater Ave), New Bedford MA, and possibly other cities. You see, R.P. Properties doesn't have a website or even a phone number. Instead, they give you the number of their answering service, which makes it easier for them to ignore all of your maintenance requests. The only way you'll get a response from them is if you call to inform them you'll be repairing your apartment yourself, at which point they'll call you back from an unknown number and threaten to sue you. I wish I was joking. Seriously, these people are purposely absent and totally unreachable. Their office is at 800 Boylston St in Boston, but I wouldn't be surprised if that was anything more than a mailbox. They even use leasing agents to handle apartment showings and lease signings and I wonder if any of the property owners has ever laid eyes upon their dilapidated buildings. You're on your own here. Their apartment buildings are in terrible condition and they're constantly getting in trouble with city authorities regarding problems like lead paint. They won't make repairs or improvements to the buildings except under legal duress. The maintenance staff is nice enough, but management is too cheap to allow them to do any actual work. When (not "if") you have a serious issue with your apartment, the building, your lease, other tenants, etc., and you've sufficiently threatened R.P. Properties with legal action, you'll eventually get a phone call from Sue. I'm not sure what Sue's official role is in the organization, but her job description apparently includes being perpetually exasperated and speaking to tenants as if they're insolent children. From the sound of her voice, I estimate Sue to be approximately 300 years old. She is the most unpleasant human being to have ever existed, the kind of person who would call the cops on you for singing Christmas carols on her porch. I'm not sure what happened in Sue's life to turn her into such a wretched hag (or was she born that way?), but you can be sure she'll be taking it out on you. My year in one of R.P. Properties' buildings was an absolute nightmare. I picked my apartment because it was cheap, but in retrospect, I wouldn't have lived there for free. Do yourself a favor and cross this one off your list. ...read more

Vincent went did so very much in helping get an apartment that was 1) In a Safe Location, 2) within walking distance to the school and affortable. He even took a friend who lived in Boston to see the apartment and provided us with pictures, since we lived 2,000 miles away. He also provided us with great move-in day tips which proved to be very useful. Czn't tell you how many phones and conferces calls we had with Vincent as he wanted to make sure that we got what we wanted. If we have to go through this again we will be contacting him for his services!Mike HTexas ...read more
