Let’s not sugarcoat this property. The dryers throw lint all over the breezeways. Sometimes staff will blow your outside rug into a ball or leave dryer lint all over it. Full size vehicles are allowed to park in compact only parking spaces. These full size vehicles stick way out into the parking lot and make it hard to maneuver around the property and park in the garages. The garage openings are super tight although I think the widths meet code. Watch for vehicle scratches or dents. The outside striped parking spaces are very narrow. Non-residents constantly sneak into the property by following behind a resident even though this is a gated community. If you rent an apartment close to the front gate you will hear vehicles coming and going all day long as the wheels of these vehicles run over the gate structure. Management bends rules as they so desire. Rules are meant to be enforced NOT bent. Valid complaints can be made over and over and over again about the same issue yet the tenant breaking the rules is not evicted. Don’t make too many valid complaints or you will be threatened with disjointed action. Why not just fairly, professionally, maturely and appropriately address every valid complaint? Botanica Apartments Leasing Office

Botanica is a huge let down. I was very excited to move in here originally. I thought the grounds and amenities seemed lovely and I was willing to pay extra for the quality (ha!). After living here for almost a year, I can not wait to move out. Where do I begin with the complaints? First of all, the "security" is comedic. The drive-in gate is functioning about 10% of the time, the screen for the keypad is non-functional (never has been as far as I've seen), we were also never assigned a number even after asking several times, the walk-in gate has never been functional, and my outdoor light has been out since I moved in and has yet to be fixed. Along with all of those technical difficulties, the pool was non-functional for months! I am paying for a gated community and all of the amenities that were originally presented to me. If I knew they would not be available, I would have saved myself some money and moved to a cheaper complex. Now, moving on to the office staff. The office manager has been extremely rude every time I have had to deal with her. In one instance, she called me while I was at work and left a very rude and needlessly aggressive voicemail explaining to me that I was being evicted because they did not receive my rent check. I was furious and very confused. Long story short, they ended up admitting that they LOST my check. My most recent issue with her involves cigarette butts below our balcony. She left a note on my door giving me a "warning" about a week ago. I am the only person in my apartment who smokes and I always dispose of my cigarette butts accordingly. Apparently (according to the office manager's voicemail, because the letter was not enough) ALL of my surrounding neighbors have complained about me. I found her rude and condescending voicemail very amusing. She spoke as if I am a child getting scolded. I am probably to ONLY person in the surrounding apartments who does not throw their cigarette butts on the ground. She also included in her message that the cigarette butts "originally were coming from the 3rd floor" and now they are coming from my apartment...What does that even mean?? What in the world does my previous neighbors' smoking habits have to do with my own?? It seems like they are being fed wrong information by someone who is just as bitter as them. I thought about going down to the office to set things straight but, it really doesn't matter at this point. I am moving out next month and I will be making an effort to advise people to choose a different complex. It is not worth the money by any means. The list of cons goes on and definitely outweighs the list of pros. the parking sucks, the neighbors are loud, the staff is rude, and nothing is ever repaired in a timely manner (or sometimes at all). ...read more

This place sucks.... Nothing is child proof very dangerous for children no fencing around their little pond and no childproof locks on the door to the balcony of the entrance. Walls and floors a paper thin. They will also send you an email complaint for something you did not do... Because they don't investigate.
