Who Should Attend The Home Inspection

It has been a great couple of weeks inspecting real estate in Indianapolis. I am greatful to have a full schedule this time of year when things typically start to slow down in Real Estate. Thank you to everyone who puts their trust and faith in me to help them with their home purchase. Buying a home is an exciting time. Whether you are a first time home buyer or a veteran at moving, getting into your new home can be a feeling of accomplishment. After all the hardwork of looking at so many different homes and days spent with your Realtor driving around to so many different properties, it is a good feeling when you find the home that feels right. The last step now is to order the home inspection and hope all goes well. Typically a home inspection can take anywhere from 2 hours to 4 hours to complete, depending on the size and age of the home. What a perfect time to show off your new home to your friends and family! Right? A thorough home inspection requires a lot of focus and attention to detail on the inspectors part. It is also a good time for the buyer to learn about their new house and ask questions during the inspection process. Inviting too many friends and family to the inspection can not only be a distraction to the inspector, but it can also take away from the buyer an opportunity to learn about paticular systems and components in the home. During my 15 years inspecting Real Estate the most I have had attend an inspection were 15 family members! There was no parking space left in the driveway when I arrived on time to start the inspection. The inspector can not keep track of too many in a home and when toilets start flushing, or the furnace is turning on and off because someone is changing the thermostat, he or she might begin to think there is a problem with the home. It typically is a good idea that no more than 3 or 4 attend the inspection. If it is a married couple both the husband and wife should attend and their Realtor attend. If it is a single person one friend or family member should accompany them along with their Realtor. If a family with children are purchasing the home a different time should be set up to give them the opportunity to see their new home. Children are naturally curious and for safety reasons you should consider they not attend the home inspection.
