Good time to buy and sell Boise Real Estate in the $200K-$500K Price

Just three months ago, this blog discussed whether or not Idaho is in the midst of another housing bubble. POP! The over correction in falling prices that we experienced in 2010 and 2011 has reversed course. Now in late 2013, housing values have found a footing and risen back to more sustainable levels. The latest data from the Ada County Association of Realtors(r) points to an unseasonably strong local market heading into the fall selling season. High inventory levels and homes sold numbers, coupled with a leveling of average home prices indicate an extended and robust local market. Declining Year-over-Year Pending Contracts Point to Shift in Boise

Last week, USA Today posted a story with the headline: Pending home sales slip: Flat sales next year? In essence, the article discussed how pending sales in Boise Meridian real estate are down 5.6 percent in September compared to August. This number is more of a headline grabber than anything. As everyone knows, Boise and Meridian real estate sales are seasonal, meaning more homes sell in the spring and summer months than fall and winter. So, it’s normal to expect a decline from August to September; this happens most every year. The real number to pay attention to is year-over-year sales. Or, in this case, year-over-year pending contracts. The indicator that tells the real story here is that home sales are down 1.2 percent year over year from September 2012. This is the first time in 29 months that the year-over-year pending contracts have declined, an indication that fewer homes are selling now than they were a year ago at this same time. And yes, this statistic does take into account the seasonality of Boise Meridian real estate sales. Pending home sales are a leading indicator for economists. “Pending” basically means a buyer and seller have agreed to the terms of sale on a house, but the house has not actually been sold: they’ve signed a contract and are in the escrow stage. Economists watch pending contract numbers as an indicator of where sales will be in the next month or so, since most residential real estate deals take about a month to complete from signing a contract to the actual closing and transfer of title. It will be interesting to see what happens over the winter months as supply has been on a steady increase since January of this year.  Interest rates continue change also, we are almost a full percentage point higher than when rates bottomed out in December of 2012, however rates have receded about half a point from their recent peak in September. Both supply and interest rates can affect pricing and affordability in the marketplace, and if things continue in this direction we may see more of a swing in the direction of being a buyer’s market again.
