Heritage Buildings Hawaii

Most home buyers shudder when they hear the "heritage" of the word in association with a house sale. What is the problem with houses that are the heritage listed or located in a conservation area? It is time to debunk perceptions of people on the list of heritage properties and reveal the truth. Myth 1: The list of heritage homes are sold cheaper than other homes Answer: Find a realtor provides this presumption. I doubt you. The buyer of a house in the Heritage List are generally aware of the legacy of the list, so they are prepared to take responsibility for their conservation. Myth 2: If my house is listed or in a heritage conservation area, I can not make renovations Answer: Although the house has equity, it is possible to conduct well-designed renovation. It should be possible to add another floor. I recommend you contact your local Council for further guidance. See my tips below to learn more about it. Under SEPP Housing Code, even if you offer to repaint a house that is the heritage listed or located in a conservation area will require Board approval. Since the introduction of this policy in February 2009 which have not yet seen a single application to repaint a historic building in the Council where I work. 5 tips for homeowners and Hawaii home buyers If someone has or is considering buying a house that is the heritage of the list or in a heritage conservation area, most often to answer them with these tips.    1. Council will assess any proposal for renewal based on future planning controls, and equity.    2. Heritage does not exclude any renovation, which are mainly just what you want.    3. Always check the certificate 149 of zoning, which is part of the sales contract to check the status of the heritage of the house. Note that most boards do not advise whether a property is inscribed as World Heritage by phone. Zoning information is information not generally provided by telephone. Only if the Council was not. Some boards and zoning maps available capital in its websites. However, it is always useful to check the certificate 149, which is the legal document specifying the consequences of planning and restrictions on the property.    4. Any future updates should be sympathetic to the character of the building and its surroundings.    5. If you are planning renovations company, always in contact with either an estate planner or architect with experience in heritage properties. In addition, the local council may have a heritage expert and can discuss your proposal with them. Consider the advice may not be informed of its final decision (eg, approved or rejected), but may provide guidance on the likelihood that the renovation work with the Council's support. Note: This advice does not take into account personal circumstances. Therefore, we suggest you contact the local council for help. ...read more
