Recently, we received a mortgage from the VanDyk Mortgage Company office in Bonita Springs, Florida (26381 S. Tamiami Trail, Ste 300, Bonita Springs, FL 34134). This was perhaps the worst business experience of my life. The two people we did business with, Brad King (NMLS#305862 / FL#LO12313) and Jo Harvey were the worst people to work with that I have ever encountered. They lied, did not return numerous phone calls, misquoted mortgage rates, and changed requirements ad infinitum. In an attempt to pacify our anger, they sent us a box of cookies, believe it or not!!! My wife and I both have credit scores over 800, but they made us feel like we were on food stamps and receiving welfare; As if we should be appreciative of their business instead of the other way around. Do not give your mortgage business to Brad King or Jo Harvey or, by extension, VanDyk Mortgage Company unless you are masochistic. Our experience with this whole process has been the worst and we entirely attribute it to Brad and Jo and the business practices of the VanDyk company as a whole. Experience and Knowledge = Comfortable Mortgage

FHA is coming back!  In times like these, there are very few mortgages out there allowing a buyer to come to closing with very little money.  Lenders have tightened their guidelines to protect their interests...understandable...but the buyers are paying the cost (literally) in the form of higher down payments and higher mortgage insurance costs.  There was a time when FHA loans were not favorable (it was a very long time ago).  There were many restrictions on the condition of the property, in addition to costs that were passed on to the seller as "non-allowable buyer costs".  These two alone were enough to make sellers cringe if they had any concerns at all with a successful closing on their home.  The fees could add up to $1000 or more, and the repairs could get costly as well.  FORTUNATELY,FHA has revised their process!!!  No more 4-page repair checklists, the non-allowable costs are typically less than $100 now and FHA wants the business.  More lenient underwriting, very competetive interest rates (sometimes even better than conventional rates), and much less cash to closing speak volumes when you are putting a contrac together. There is no reason NOT to go FHA if the opportunity is there.  Iurge you to look into this type of financing if you are buying...and to have an open mind when presented with an FHA contract if you are selling. Many loan originators who worked with the sub-prime market lost their "niche" when it was pulled from them.  All of a sudden they heard of FHA and these loans quickly became the "answer" to many mortgage originators.  These same people probably didn't do a very good job of explaining the loans they were "selling" in the past either...which is showing up everywhere as a problem right now.  Some had to learn how to put one together really fast, and these are not "really fast" to learn.  There are several nuances to originating and FHA loan, and both knowledge and experience speak volumes when an underwriter is reviewing that file. As a buyer you want the comfort of having the right answers, and as your Trusted Mortgage Professional, I want the comfort of having an educated buyer. I am happy to say that I have been doing these loans for years, and I am very familiar with the rules and regulations that are involved in getting buyers into that home!  It is one less new product change, guideline change or legislative change to learn.  If you are looking for someone who cares that you are getting the RIGHT loan for you, and not just watching their own bottom line, please allow me the opportunity to show you that it can be easy.
