An amazing turnaround of the Punta Gorda home market has been focused on the single family residences and condominiums listed for less than $175,000.00. Fueled by a landside of forecloses and short sales, the market adjusted to the laws of supply and demand putting prices in a free fall. The result for 2009 was a reduction of inventory from 30 plus months for homes $175,000.00 or less, to less than 10 months for homes under $120,000.00. According to a report released by the National Association of Realtors® (NAR), the latest industry outlook remarks on the positive signs in the housing sector. "With the market showing some momentum, we have an opportunity to achieve a more rapid and broader stabilization in home prices," said NAR Chief Economist Lawrence Yun. Now that the tax credit has been extended and expanded, potential buyers have until April 30 to have a contract in place. "There is still a large pent-up demand that can be tapped before the tax credit expires. Our recent consumer survey further shows that 13 percent of successful first-time buyers had a previous contract that was cancelled or fell through – there likely are many more buyers who were attempting to purchase but simply ran out of time," Yun said.Click to read the full article about the changing Punta Gorda real estate market... ...read more
