This mobile home park is half of the employees are drug addicts every other month they over charge for rent they have no idea how to run a business I have lived there for almost two years and they have taken 56 dollars in over charges that magically dissappeaed none of the homes are set properly they are supposed to be set on concrete they are set on just dirt held up on cinder blocks and wood none of these homes are in living condition they all have black mold the crime rate is higher than palm bay and Melbourne put together over all this was the biggest mistake of my life to buy a trailer here id better living in cocoa ...read more

They're all nice and sweet as long as you play by their rules. I owned my mobile home and they claimed I missed a lot rent payment....which THEY lost and were refunded for. Took it to a judge and the judge gave them possession of my trailer, even though I showed proof of payment. They claimed I owed them 2 months lot rent...which I did NOT. Now I am looking for a place to live with no money since they impeded the sale of my home by denying three people as tenants. ...read more

This trailer park is a BAD investment!!! We have lost a lot of money living here. The lot rents are extremely high for the amenities offered at this park. You basically get a clubhouse, a pool, Shuffleboard, trash pickup & a retention pond. That's it!!! All of the other activities are hosted by the residents, and not the owners of the park.... Before we were married., my wife purchased our mobile home in Arrowood park, in West Melbourne FL back in 2007 for $32,000. After we got married in 2008, we tried to sell our home and we contracted with Sheree the manager to sell it for us. For over a year, we never even got one nibble on the house and we had it on the market at a reasonable price of $21,500 in 2008. We found out later that there were several homes that the mobile home park owner had acquired because the owners had either walked away from the homes because they couldn't sell them, or couldn't afford the lot rent anymore. The manager was more interested in selling those homes because no one was paying lot rent on them, and we were still paying our monthly lot rent. During that time, the home values have plummeted and we took it upon ourselves to sell the home. The value dropped down to $11,000 and we could have sold it many times over, but because of the restrictions in the park such as No Pets, the outrageous lot rent, and the limit on the number of minor children that can visit, and the mangement in the park offering rent discounts if you purchase a home direct from them - which I'm sure is illegal and would be considered an unfair trade practice. We’ve had hundreds of calls bout the home and when the buyers asked what the lot rent was, they weren't interested! When we moved in 2007, the lot rent was $290 per month. Now we are informed that the lot rent will be $425 per month starting January 2014.That's really high since we have: NO WATER & SEWER included NO LAWN CARE included NO CABLE included NO PETS in major part of the park. (try to sell your home with that restriction)! NO SECURITY included NO GATED COMMUNITY included. We have had problems with theft and trespassing in the past. Basically if you buy in mobile home parks where you don't own the land, you could be TRAPPED!!! So after checking around, we have found that there are quite a few mobile home owners past and present that have had the same experiences that we have. So we have decided to create a website and start a movement to change the laws and force mobile home park owners to be more regulated.
