I reviewed this company's information on the post from Boulder Property Management of Coral Springs Florida and the owner Anthony R Meurer is a licensed contractor and before anything is done they require you to read the free information on their automatic email system about their products and if you require a thorough inspection the fee agreement must be read and agreed before they come out, which they obviously did (see below) but seems they just simply didn't want to pay. I found the email system at the roof store.net for helpful and Anthony's professionalism at the top of his game. The company who wrote this post should be taken to court since everything they said is untrue and liable. Just look at the email they agreed to the terms and apparently when they were finished had to chase them for their money, what does that tell you about the management. company. Thank you, Boulder Management To bouldermanagement@att.net CC me Sep 21, 2013 As your aware I forgot to get our check for 250.00 for the evaluation distributed to you and Tim at Thursday mornings meeting, consequently we were told we could pick up the check Friday morning at your office in Coral Springs @ 10 am however the check was not made ready and we were told we could pick up the check in Hollywood around 1 pm since you said you going to be at a meeting then, which is near our office in Hollywood. We were not called to pick up the check at the juncture as well. I received a call soon after leaving a message on Tim's personal cell phone from Tim that we could pick up the check Monday between 10 & 11 am at the Coral Springs office and we agreed we will be there then. My husband and I are first time home buyers. Ryan Lusk was awesome from the beginning to the end of the process. #1 He came to our house with all the "correct" equipment to do a thorough inspection. #2 Ryan left no stone unturned he was very detail oriented. #3 As we walked through our home Ryan told me the most cost effective and correct ways to fix things for dyi projects or how they should be fixed if a professional was needed. #4 After he finished our inspections he sent these helpful home owners tips for after you purchase your home that help you practice preventive maintenance. In short the way Ryan works he EDUCATES the home owner, which saves them money. He is passionate about his work and cares about his clients genuinely :-) ...read more

Guide To Making The Best Budget Plan For Your Self-Storage Facility

The primary aim of every business is profit making. The self-storage business is not an exception either. But in order to achieve that goal, you have to make proper budget planning before starting the construction process.  Be you the deep-pocketed guy looking forward to investing big time in a business of some storage sort or you just want a small family storage business, the first place, to begin with, is to lay down the road map for construction. But this can be a little tricky.  Either of the budget deficit or surplus will impact badly on your plan, hence overhauling the chances of profit making. Against this background, as far as you are new to storage business, you need to know the nitty-gritty involved in budget planning. Here are the perfect guides to making the best budgeting plan for your construction project:  Conduct a research on site location: site location for the storage is the number one thing that should come into play when you are making your budgeting. This is factored by size, nature of the business and closeness to people who will patronize the business.  Conduct an extensive research to determine exact size for you storage: Moreso, since you wouldn’t want to have a facility way too either bigger or smaller than needed, you need to research extensively on how people demand for the services within the community where you are planning to locate you storage in order to figure out the exact size and whether or not there would be a need in the future for expansion.  Does the classification zoning allow storage facility within the community where your site is located? Before you select the site, check whether the government, as well as the locals, allow the location of storage facility within the vicinity. Once you have your building set up, changing your zone can be one hell of a job if not impossible.  Check for environmental hazard: Another important thing to figure out is how exposed to dirt or hazard is the environment. You have to know what future threats the vicinity may pose to your business as well as your employees.  Consult a design build contractor: As far as you are new to construction, it is imperative to consult a design build contractor. He will help conduct study as to whether or not the site is suitable for your project. In fact, involve the engineer in every phase. If possible before negotiating for land, consult him/her.  Feasibility study: determining the amount of time and resources it will take to fully develop the project is kind of tricky. Most developers make mistakes by underestimating how long it will take to round off the entire development process. From when you have your mind made up you want to own a facility for storage to when you finally sublease your first unit of space will take at least three years.  There are many processes involved in the development project ranging from negotiating for land offer and approval for using it to project funding. In most cases, more than 10% percent of the entire budget would go into financing these processes. This is why it is necessary to make a proper budgeting for a self-storage business.  Buy Now ...read more

Things we check:

Home Inspection A home inspection is a limited, non-invasive examination of the condition of a home, intended to identify components that are significantly deficient, unsafe or near the end of their life. Inspections are often performed during a real estate transaction, but may be done anytime. Things we check: Things we check: Roof Structure Exterior Electrical system Heating and Air Conditioning system Plumbing system Insulation and Vapor Barriers Interior Mechanical and Natural Ventilation systems   FOUR POINT A Four Point Inspection may be required before an insurance policy is issued on older homes. It focuses only on the four most common elements of a home that may have worn out over decades of service or that may need to be updated or replaced because their failure could lead to significant damage to your home. Things we check: Electrical wiring and panels Plumbing connections and fixtures Roof HVAC (Heating Ventilation and Air Conditioning)   WIND MITIGATION Wind mitigation is an inspection that may qualify a property for discounts on windstorm insurance. These discounts reward those who have wind-resistance features on their property that decrease the amount of damage that may occur during a windstorm. Less damage equals less costs to insurance companies. These savings are passed on to the homeowner in the form of wind mitigation discounts. Things we check: Roof Covering  Roof Geometry  Opening Protection  Building Code Compliance ...read more
