My Roommate and I Live in this apartment complex for 2 year. In that Time we have 12 instances of water flooding our apartment, 3 of which where major instance of water (over 3" of water). The average length of time it took for Maintenance to show up to address any of these instance was 2-3 hours, and repairs took upwards of 2 weeks. Asking to have anything replaced after the flooding (carpet, cabinets, Drywall) never happened and the request where just flat out ignored. Their Maintenance on the last flood refused to come out to the apartment to fix the issue until 2 weeks later (we used a bucket to keep the water off the carpet). The management office was just as bad if not worse then Maintenance only offering to let us move into another apartment after the first flood and the last after we already told them our intent to leave. After all of this, They keep our security deposit because of Water damage to the apartment. In speaking to fellow Neighbors that came and went quite often this was not an isolated incident but a common occurrence in these apartments. I would Highly recommend anyone looking into moving into these apartment to go somewhere else that are more reasonable priced and have better apartment qualities. ...read more

Apartments are spacious but the complex is really old for the rent they charge. Maintenance is quite poor. Before move-in, the staff is really helpful and kind. But once you are there, they totally ignore you. When we moved out, they made all kinds of excuses and did not refund most of our security. They sent a bill for repairs amounting to $500. We never had such problems at any other apartments we lived at. Please read your lease carefully before you sign, they have all kinds of unnecessary clauses to collect fine/penalties from you. The complex looks nice but living here is not hassle free and the staff is too rude to offer any help. Bottom line, don't think you are paying more, so they are going to treat you any better here. ...read more

A loan preapproval, on the other hand, is based on the buyer's income, assets and credit and thus tells a more realistic story. See a lender and ask for a letter of loan preapproval. You'll submit that letter with your offer, giving you the edge over those who haven't taken the time to follow this step. Your Real Estate Agent Successfully dealing with multiple offer situations takes experience. An experienced real estate agent can counsel you on how to structure your offer, give advice on how much to offer the seller, and advise you about the pitfalls. Contract Terms There is an old saying in real estate circles: "The first offer is the best offer." While this may be true in some markets, it isn't in a seller's market, when a homeowner is receiving multiple offers in a short period of time. More appropriate right now is this statement: "A clean offer is the best offer."
