My sister hired INRS construction to build her house in Los Gatos. Since my sister had no experience with construction and I had done a few remodeling and rebuilt, I was involved throughout the process. NRS construction truly did a GREAT job from start to finish. Dave the contractor had two project managers, Fred and Bruce, who were competent and problem solvers. Fred knows construction inside out. He has good communication skills and knows how to interact with structural engineer, architect, government inspectors, etc. He also has a good sense of humor which makes the challenge of construction easier to handle. Bruce has an eye for perfection and gets his crew to perform at his high standards. Dave the owner of NRS is highly professional, very ethical, and fair contractor. There were many instances when he could have charged my sister for change orders, but he did not. I was amazed of his generosity, classy attitude, and his desire for client satisfaction. I have hired many contractors in my past 20 years of home ownership and rental investments. I have never seen a contractor who is so professional, personable and client oriented. Creekside by SummerHill Homes - New Townhomes by Saratoga Village

For those looking for their piece of fine Saratoga living, SummerHill Homes is now offering a rare opportunity to buy a brand new townhouse in their upcoming Creekside townhome community.  Located in a highly desirable lot at the southern tip of the triangle on Saratoga-Sunnyvale Road, the community offers a very limited allotment of just 20 townhouse units across 8 buildings.  As these new townhouses are just steps from Saratoga Village, they have no direct comparables.  Prices start at over $1 million.  SummerHill Homes has been building small, upscale communities all around the Bay Area for 30 years.  For Creekside, the builder appears to want to create a semi-custom experience, offering 13 different floor-plans for just 20 units.  Floor-plans range from a relatively modest 1992 sqft 3-bedroom to a ponderous 3774 sqft 5-bedroom.  Fittingly for the price point, the townhouses come with upscale finishes and gourmet kitchens.  And, for those tired of ever-escalating utility bills, this community aims to be GreenPoint rated with its long list of energy-efficient green features. Fusion Townhomes in Sunnyvale : Good for Property Investors Too?

One of the most popular townhouse-style condo developments in the South Bay Area is Fusion by O'Brien Homes.  Offering some of the lowest prices for new homes in Sunnyvale, it's quite understandable why demand has been red hot.  Indeed, prices are competitive even with much older homes in the area with outdated finishes, which is one of the main reasons why my clients recently purchased a home there.  They're now very happy homeowners and are really enjoying their new tight-knit community. Still, the marketing team at Fusion aren't resting on their laurels with the current strong homeowner demand.  They're now playing the value card.  For the first time that I can remember, they're actively trying to promote the investment potential of their homes to property investors.  Since I work with investors, I wondered if it's actually true.  So, I ran some numbers to compare.   Based on their calculations, the monthly payment on a 2-bedroom unit with 25% down payment would be about $2054 a month while a similar rental unit would run $2776 a month, yielding a pre-tax income of $722 a month or a 8% cash-on-cash return.  On that basis, it's a marginally good investment. Drilling down into their assumptions, the monthly payment is based on an investor buying the 1198 sqft 2-bedroom plan for $434,000 with no upgrades with a 5/1 ARM at 2.625%.   Compared to available rentals, it's reasonable to assume no upgrades are needed.  However, the financing rate assumption is a bit too low.  For investors, lenders charge higher rates, closer to 3.75% for a 5/1 ARM.  So, based on HOA of $282, property taxes of $452, insurance of $32, basic wear-and-tear maintenance of $50, and closing costs, the monthly cost of investor ownership is about $2325. To determine the potential rental returns for Fusion, we have an ideal comparable right across Lawrence Expressway at Avalon.  Currently, similar sized apartments are available for $2240 based on their online price sheet for a 1126 sqft unit.  Since Avalon has single floor units, there's no living space lost to the stairways, making a slightly smaller floor plan roughly equivalent in size.  In addition, Avalon offers a substantial list of amenities, including a heated pool and a large fitness center, that help off-set the relative age of the units as compared to Fusion.  This implies a rental rate of $2200-2400 is appropriate for a newer 2-bedroom unit at Fusion. So, based on this analysis, an investor should expect to break-even on a cash-flow basis with 25% down payment, not generate a 8% cash-on-cash return.  Of course, this is just my interpretation of current market data.  Even if the 2-bedroom units at Fusion can command $2776 for rent, the expected return is still just 5.0%.  Given alternative investment opportunities available in the area that can generate 8-10% cash-on-cash returns, the homes at Fusion are far better buys for homeowners (with tax deductions and lower rates) than investors. ...read more

  It doesn't seem like it, but Garlason's Fine hardwood Flooring will have 30 years in servicing Santa Clara County on April 7th 2011. I'm sure I've answered the phone a million times if I answered it once for our free estimates, wood specie questions, and I want to refinish the floors myself questions. The latter question always starts with I'm a pretty handy guy or my husband is and I was wondering if I could get a few tips from you before I start the project. The truth of that question was they usually had already started the project without every consulting a professional. Do it yourself (DIY) minor fix ups are common to home owners, however, sometimes the projects are beyond minor and you desperately need serious advice, not only on the tools of the trade, but safety! I've talked many DIY through handling a refinishing project which will save you some hard earned cash of course, but you truly must be willing to put some hard work into it. Hardwood floors look stunningly beautiful, and people definitely want them, but customers sometimes think they magically appear after several days. The work is intense and the knowledge is paramount so you get what you put into them. The tools are very powerful and require complete understanding to operate efficiently. Always make sure you read any instructional manuals for tool usuage.Always use electrical outlets approved for the plug prongs.Keep cords and sharp objects away from your body.When using power saws and other related equipment, wear goggle eye protection.Sanding creates fine dust and masks should always be worn to prevent breathing the dust as well as stains and finishes when apply them.Wear protective gloves when needed.Soak stained rags in water and dispose of properly to prevent spontaneous combustion.
