The property manager has completed several fraudulent lease agreements. He has falsified employment, salary and other important information. An audit could easily uncover this. Mr. Ramos is also engaged in using narcotics and sells as well Mr. Ramos is involved in gang activity. In the last week he had to individuals enter the business office then exit and begin to fight as Mr. Ramos recorded the event Mr. Ramos has stolen money from tenants not only in the form of not returning security deposit but has several schemes set up to take advantage from vulnerable groups Mr. Ramos is an abuser. He is constantly beating his on and off again girl friend whom he calls out of her name and physically assaults her. Mr. Ramos is a danger and huge liability to the owners of The Retreat. You are on notice. The next could be a court summons. I recommend an audit and once verified action should be taken to mitigate damages. ...read more

Homecoming is a great place to live! The entire staff is great! The office staff is helpful and accommodating and the maintenance staff are very professional and fast. I have lived here for almost 7 years. I planned to live her for maybe one year when I first moved in but I quickly realized that this was one of the best places to live in all of Sacramento. The grounds are kept clean and beautiful! I love the fact that the units come with attached garages and washer and dryers. Most people figure that they will not have a problem when they move in. But this is just not so in a lot of cases. Can you imagine what a heating system would cost or a central air conditioning system? These are the things that we just don't think about when we are buying a home. We think that because we are spending hundreds of thousands of dollars everything should be okay. And in a perfect world it would be. But we're not living in a perfect world; things do go wrong. The home inspector that comes to inspect your home has many things to look at. I have written about many of these things in different articles, but today I'm going to talk about the heating system, central air conditioning system, ventilation and kitchen appliances and insulation. As the home inspector is checking the permanently installed heating and central air conditioning system they will also be looking at and observing the normal operating controls, the vents, the flues if visible and automatic safety controls. And we must not forget the chimneys. Window air-conditioning units are not a permanent part of the building so they are not required to be inspected. Only permanent installed systems are required to be inspected. Piping, ducts, pumps and fans will also be checked out during the inspection of the heat distribution system. The inspector also inspects the supports, fan coil units and converters, the registers, filters, radiators, installation and air filters. The report that you will receive at the end of the inspection will describe what type of energy source and heating equipment the house has. All systems should operate with normal operating controls. If the manufacture has a readily accessible and operable panel for the installer or routine homeowner maintenance, a home inspector will open it and investigate. If any weather conditions or circumstances that can cause damage to the system exist at the time of the inspection, the home inspector is not required to operate the heating system. The kitchen and bathrooms will be checked for proper ventilation. The inspector will also look for ventilation in the attic and foundation areas. You will also receive a description of insulation in finished and unfinished spaces. Where the chimney and plumbing drains are penetrating the roof or floors they will also be checked for insulation, cracks and leaks. Sometimes the vapor retardants are concealed and if they are it will not be included in the report. Here's something that you may not know that your inspector will be looking out for. If you have permanently installed kitchen appliances such as a dishwasher, range, a permanently installed oven, a garbage disposal permanently installed, microwave oven and even ventilation equipment this will be included in the inspection. If this equipment is permanently installed the inspector will be checking them out and observing the operations of the basics functions. Any appliance that is not permanently installed normally will not be part of the inspection. There are so many things that need to be checked out before you buy a home.
