Michael Williams constantly betrays the homeowners he is hired to serve. He gives them the run around for every little issue they present to him until the homeowner just gives up in sheer frustration. Michael Williams refuses to follow the association's by-laws or Davis-Stirling rules and he passes that scofflaw attitude onto the people who call themselves HOA board members. He flaunts the rules requiring board member selection by secret ballot, keeping old board members in place and selecting new board members without the approval of the HOA membership. Michael Williams uses unlicensed contractors to do shoddy repairs and maintenance, and, we have heard from former board members, he receives kickbacks from some of the contractors he hires to do work at inflated prices. If you are using Williams Management, get rid of them

Michael Williams takes advantage of his job as manager to form relationships with board members, giving them special favors to brake HOA rules. He also hires cheap labor to do underpar jobs

Michael Williams, proprietor of Williams Management, does not have any significant certification and lacks the wherewithal needed to be a successful HOA property manager.
