Plan Spec Construction

Jim seemed friendly enough which is why my wife & I decided to go with Plan Spec. Towards the end of the project he has disappeared without a trace. We've tried phone calls every day for 2 months straight, emails and contact via social media (we were blocked on his Facebook page for posting the below letter concerning the incomplete work). We're left not only with incomplete work, but with zero warranty on the work completed.

Hi Jim,
This email is to officially (and legally) make you aware of the outstanding items from our contract with you:

1 - Air conditioning system installation is incomplete due to lack of necessary legal documentation required for inspection detailing conformity to California title 24 requirements.

2 - Five windows installations are incomplete due to missing hardware and screens. Three of these window installations are also incomplete due to defective weather seal which do not allow for the windows to open and is an immediate safety issue.

3 - Soil grading around the house is incomplete as it does not match the approved drawings.

4 - Roofing over new addition is incomplete due to leaks in the roof. This has led to bubbling of the drywall and paint inside the house which was inspected by you in February of this year (2014). We were informed by you that this would be repaired by you at that time.

5 - Incomplete roof wall tops. The wall tops on the roof have no weather proofing along their topsides which allows for moisture to seep into the new addition walls that were constructed by you.
