Re lost 6 rent checks in less than 6 months? Is that even possible? I am not sure who wrote this? Of all my tenants, only 1 uses Online pay and 1 mails the check. All others drop their rent checks in a locked box at the apartment. I drive to the apartment to pick up. This tenant has 2 late rent checks in 2.5 years. I lost 1 other rent check with another tenant, but it was in 2018, not 2014, which she refuses to write another check to this date. She is a Section-8 and only pays a tiny portion of the total rent.

Oh, how do they move out the apartment? By not paying the rent and stall for more time. They skip town without paying and without 30-days notice. I initially I could not see any problem by pouring ½ cup of water. I finally found the problem by flooding with 1 gallon of water. There was a tiny hairline crack in the ceramic tiles laid before my time. I guess the tenant walks out shower dripping wet? Or their kids were playing with water in the tub?
