New Year; new project?

I know a lot of people that would love to have an addition or alteration done but they just don't know if they can afford to do it or if this is the right time to do it.  What I tell them is that you have to know what you really want before you can answer those questions.  And it is an Architect's job to help you find those answers. I'll answer the later question first.  NOW is the time.  I know you always hear that but seriously now more than ever is the time to do a project. Why?  Because right now most people are, like you, on the fence about what and when to do it.  Building departments can only get busier as people start coming down off their fences.  Towns have already reduced their code officials hours or combined positions or are sharing them with other towns.  Don't get caught waiting 2 weeks for an inspection when they are swamped.  And that is coming. Interest rates are at all time lows.  They may go higher in 6 months, a year or maybe more but they are NOT going lower.  So why wait till you see them go up?  That's like leaving money on the table.  And Contractors are hungry for work, NO doubt.  But they still aren't cheap.  The cheap ones are gone because they were no good in the first place, hence my choice of the word cheap.  So don't wait till they start coming back.  You didn't want them then and you don't want them now..  You want someone who's cost is the most reasonable.  You Architect can help you with that.  SO now is the time to hire a contractor's because those that are left will return your calls promptly, be on your job more frequently, and take good care of your project.  Because now more than ever they are in need of YOUR good recommendation. And that's who you want.  You want someone who is going to take good care of you and that you don't mind seeing everyday for 6-12 months AND is affordable.  That is money well spent. Now, can you afford your project?  When I am hired by a client they usually have a general idea of what they want (new Kitchen larger family room, Master Bedroom, etc.)  They may even have a sketch and some pictures of things they like or want to see.  I listen to all of their concerns and look at everything they have.  And even if everything they show me will not fit in say a 14' x 14' room the more information they give me the better idea I have of what they like.  And I can come up with a design that perhaps they haven't thought of that does everything they want.  So then we can develop a set of design drawings they are happy with that we can then invite a couple of contractors to look at and give us an estimate of what it would cost to build.  Now they have an answer to what they want, it's all in the drawings, and while they did spend some money on the design, they haven't spent money of a full set of finished drawings.  And if the estimate comes back to high we can revise them now, early in the process when its cheapest.  Often during this process we identify the most important part of the project and if the cost is starting to look like more than they can afford right now we can divide the project into phases and plan on them being done later on down the road.  This way they have a 'Master Plan' of their project, they are in control, they know what is going to be done, when it will be done, and in what sequence.  No more, "I don't know" 's and no more questions.
