HAMP (Making Homes Affordable Program or Loan Mod)

So many have reached their wits end and are finding various ways to keep from losing their homes.   A popular program is HAMP (Making Homes Affordable Program), and is often referenced as a Home Loan Modification.  If you qualify, you can permanently reduce your mortgage payment 40-75%!   However, there are many hoops to jump through before you are finally approved, which can result in undesirable financial repercussions if you don't keep up with all the requirements and information requests.I found this article about a Ballwin, MO woman and her less than fortunate experience. http://www.trulia.com/blog/becky_o_neill/2010/03/costly_trial_for_ballwin_homeowner Do you know someone thinking of selling/purchasing a home?  The greatest compliment I can receive is a referral from friends, family, and colleagues!Alicia Clarkhttp://www.stlhouseagent.com314-775-0359 ...read more

Negotiating to Buy or Sell a Home

by Debbie Poole You will experience real estate negotiating whether you’re buying or selling a home. Years ago if someone said ‘I promise to do a something’ it was a bond and that persons word was cast in stone. Unfortunately, that is not the case now days. If the promise is not in writing, in todays’ world, it cannot be enforced. Remember, always get everything in writing. The Water Flows

by Debbie Poole When fall is here there is an issue that needs to be addressed called wicking. This is the movement of water within a structure. This water movement is good if it exists and bad if it exists. This sounds strange but water can flow up hill in a housing structure. This is “wicking” and can be a real problem if not noticed, this is because it results in water flowing into areas that are noticed very little.  This area will then start to rot due to the sitting water and allows a place for bugs to breed. If in September one day you notice a lot of black flies in your home, then you have a wicking water problem. Please be sure to put “wicking water” on your check list when you consider buying a home. ...read more
