Caroline Simmons Closes Flagstar Short Sale in Dekalb County
October 17, 2012 - Caroline Simmons, REALTOR®, Associate Broker, and a top Atlanta Short Sale Specialist under the brokerage Keller Williams Realty Atlanta Classic, has put together a comprehensive Atlanta Short Sale System for sellers.
Caroline Simmons just closed a Short Sale in south Dekalb county with Flagstar for a property located on River Overlook Way in Lithonia, Georgia (30038). Flagstar was the only lienholder with FHA as the investor. The property was originally listed for $65,500 and sold for $50,600 where the investor purchaser paid cash and received no closing cost incentive from the seller or Flagstar in this short sale. Caroline Simmons Closes Another Wells Fargo Short Sale in Dekalb
Atlanta, GA, September 13, 2012 — Caroline Simmons, a Mortgage Default Advocate and REALTOR with Keller Williams Realty, just closed a Short Sale with Wells Fargo for a property located on Waldrop Place in Decatur, Georgia.
The property, a 3 bedroom, 2 bath condominium located in the Waldrop Park community of Decatur (30034), was listed for $24,900 and sold for $27,000. Wells Fargo was the only lienholder on the property and Caroline Simmons facilitated short sale discussions with the lender and homeowner. An approval was obtained 102 days after the submission of the short sale package and closed 53 days after approval. The purchaser was an investor who paid cash and received no contribution to closing costs from either the seller or Wells Fargo. The seller received a cash incentive under the FHA Pre-foreclosure Program of $1,000 and the deficiency balance was waived by Wells Fargo.
