How to Impress a Property Appraiser

Having your property appraised is an important and often stress-inducing process. Home appraisals are often completed prior to refinancing or selling a piece of property. It is important that your property appraises well. Impressing the property appraiser will help you to receive the high appraisal that you are hoping for.


  1. Clean the inside of the property. Remove unnecessary furniture and belongings. This will maximize the space that is available in the property and remove distracting visual clutter. Take the time to clean the property thoroughly. Pay particular attention to kitchens and bathrooms. Sweep and mop floors. Vacuum and shampoo rugs. Remove dust and dirt. It is important that the property be clean and show the inspector that you take care of it well.

  2. Complete any necessary repairs. Touch up wall and trim paint. Patch any holes that may exist in the walls. Repair broken windows in advance of the appraiser's arrival. You should ensure that every aspect of the property is in full working order, including all light switches, light bulbs and appliances.

  3. Clean up the outside of the property. Remove all trash and debris. Mow the lawn, trim the hedges and plant colorful, inviting flowers. The outside of the property should show as well as the inside.
