The Office of Insurance Regulation has just re-launched their Home Owner's Insurance rate comparison online site which lists insurance companies and their rates with and without max wind mitigation for replacement costs of $150,000 and $300,000. 

The Office of Insurance Regulation (Office) developed this tool to help consumers compare homeowners’ insurance rates among these companies. The system demonstrates the importance of shopping for the best policy to protect your home.

If your own a home in Southwest Florida, you most likely live in a "Wind Borne Debris Region" as defined by the state of Florida where design wind speeds range from 120mph to 130mph. In the case of Hurricane Andrew (1992), the maximum substained wind was calulated at approximatley 145mph with gusts estimated at 175mph. Roof failures and debris impact caused extensive damage through out the Miami-Dade area. Andrew caused $26.5 billion in damage and caused 65 deaths and left thousands of people homeless.

In 2001 Florida Statue 627.0629 was implemented:

627.0629  Residential property insurance; rate filings.- A rate filing for residential property insurance must include actuarially reasonable discounts, credits, or other rate differentials, or appropriate reductions in deductibles, for properties on which fixtures or construction techniques demonstrated to reduce the amount of loss in a windstorm have been installed or implemented.

In the end, the statue created the Wind Mitigation Inspection which allows insurance carriers to evaluate the risk of an individual property and assign discounts where the home meets specific design and structural requirements. A standard report was created which would allow all insurance carriers to evaluate a home's wind risk based on a standard set of requirements. This report is called the "Uniform Mitigation Verfification Inspection Form" and the last revison was 02/2010. This report must be completed by a company or individual who qualifies as a Wind Mitigation Inspector as defined by the state of Florida.Accurate Home Inspections of America, LLC is a certified Wind Mitigation Inspection company.

Cooking Range tip Overs

Did you know?........According to the U.S. Consumer Product Safety Commission (CPSC), there were 143 incidents caused by range tip-overs from 1980 to 2006. Of the 33 incidents that resulted in death, most of those victims were children. A small child may stand on an open range door in order to see what is cooking on the stovetop and accidentally cause the entire unit to fall on top of him, along with whatever hot items may have been cooking on the stovetop. The elderly, too, may be injured while using the range for support while cleaning.   
In response to this danger, the American National Standards Institute (ANSI) and Underwriters Laboratories (UL) created standards in 1991 that require all ranges manufactured after that year to be capable of remaining stable while supporting 250 pounds of weight on their open doors. Manufacturers' instructions, too, require that anti-tip brackets provided be installed. 

Despite these warnings, retailer Sears estimated in 1999 that a mere 5% of the gas and electric units they sold were ever equipped with anti-tip brackets. As a result of Sears' failure to comply with safety regulations, they were sued and subsequently required to secure ranges in nearly 4 million homes, a measure that has been speculated to have cost Sears as much as $500 million.
