When Should Asbestos Be Remediated?

Some argue that the only time asbesos, of any kind, has to be remediated is when it is friable.  Friable material is one which, when dry, may be crumbled, pulverized, or reduced to powder by hand pressure or mechanical forces reasonably expect to act upon it.  Technically, this answer would be correct, if everyone understood the later part of the definition: . . . mechanical forces and thier impact on the asbestos containing material.  But, quite often this is where controversy arises.  Allow me to give you an example: 


John Doe owns a large commercial structure.  During a roof replacement, water infiltrated the building and led to mold growth.  John, being a responsible business owner, wanted to assure his employees were safe, so he had a licensed asbestos inspector look at the building materials prior to the mold remediation; he wanted to make sure that "nothing else could harm" his employees.  The asbestos inspector found several areas containing asbestos; materials that were in sound (non-friable) condition.  However, John noticed that the mold inspector's protocol (for mold remediation) included the disturbance and removal of some of these non-friable asbestos containing materials (e.g., cove base adhesives, floor covering tile and their adhesives, and ceiling tiles).  The question became, "Do I have to have someone remediate the asbestos in these areas before mold remediators can begin remediating mold?"


What do you think?  What would you do in John's situation? 


After careful review the asbestos and mold inspectors came together and determined thatbecause the asbestos containing materials would become friable in the course of the mold remediation that a licensed asbestos remediator should handle those materials requiring removal.  Quite frankly, folks, this is an area that I see under diagnosed and mis-handled often.  Whether we're talking about processing a water-damage, where certain building materials have to be removed after a leak or flood, or we're talking about a remodling process, or we're talking about mold remediation.

One Unique Feature of Solutions Indoor Enviornmental Consulting

Other than having a principled-based business, I may get asked, "What else makes Solutions different from its competition?"  Well, there are too many things to list here and explain, so let's cover a few of them in a few of our MerchantCircle blogs.
My name is Jason Yost, founder of Solutions.  One of the first things that stood out to me, before I started SOLUTIONS Indoor Environmental Consulting, was that no one would provide an estimate for services; many were just saying, here are our line-item costs and it'll depend on what we get into while out on your property. We don't do that here.  We take every call and, for free, review the case with the client - however long that takes - in order to determine an appropriate inspection protocol; then, we provide a capped-estimate for the work.

"What does that mean?" You ask.  Good question.

A capped estimate means that if no additional work is added to the inspection protocol, we guarantee that the work will not exceed that price - no matter how wrong we may be on our man-hours.  Let's look at an example:

John Doe had an issue with mold after a water-damage company left his house on an insurance water-damage.  John was concerned that there were odors that had not existed prior to the water-damage and wanted to know if mold existed.  SOLUTIONS Indoor Environmental Consulting reviewed John's case, for free, over the phone and came to an agreed inspection protocol with John.  This protocol estimated the labor to be 6 hours, but after the inspection it had taken SOLUTIONS Indoor Environmental Consulting's industrial hygienists 8 hours to complete.  John was not charged the extra 2 hours because of the capped estimate. 

This is just one way we demonstrate our principles at work - by honoring our word.  We know that it is easier to handle a situation when you know what to budget for.  But we don't stop there . . . 

Let's say it only took the examining industrial hygienist 4 hours to do the site-inspection.  "Then what?" You ask.  

The cost of the inspection would be for 4 hours - not 6 as estimated!


Part of being principled in work and service is respecting others.  This means you don't take advantage of them because of some pre-existing estimate.  We bill for the work we did - period.  The only time we don't bill for the work we did is when is exceeds our word to you; that word that says we agree to do the work for no-more-than this number of hours.


The fact is, folks, that each of us, here at SOLUTIONS Indoor Environmental Consulting, live on a budget, just as each of you do, and we understand what its like to have to take care of affairs in an uncertain world.  That is why we provide this service.  To help provide some certainty.

Highly recommended

I have been talking to Jason for over a year now. He is a person of honesty and integrity who is the first person I would call with indoor environmental concerns.While in the military I was stationed within his service area. For me some knowledge of what he does came fr...om military service. Part of my job in the military dealt with toxic chemical removal. In my opinion he knows his business.

I know little about what's involved with indoor environmental consulting, however if I ever needed it Jason and his company would be the one I would go to because of his knowledge, honesty, ans sincere concerns for his clients. Jason is the kind of person needed to run any business.

Personal and Professional recommendation

I have known Jason for over a year. For a while in my case years ago we worked in similar areas. My experience lets me know he understands his business. When we last talked (12/18/13) he was just finishing another recertification class. In his business keeping up to date is important for you and for him.
