If seller wants to use this company, say no, renegotiate the terms to have a local title company and seller to pay Title Insurance. Or Walk away from the deal. Cash purchase of a home still has not closed with title company after two months. Don't use Premium Title (India) Irvine CA.

this is by far the worse escrow to work with, this is the best by far the best example of what at escrow should not do.

This is by far the worst title company in the country!!!!!!!! They never answer their phones, they never return calls or emails and you can expect severe delays in your closings if you use them. I highly recomend never using this company.
If you are lucky enough to get through to them you will only be connected to their India call center and you won't be able to understand their english. The people that call you back are from India and they do not know anything about the escrow or title process.
If you want to keep your clients happy - don't send them to this place. trust me!
