ACS Home inspections inspected a home I purchased in Altamonte Springs, Florida in October of this year - 2014.
I RECOMMEND ACS HOME INSPECTIONS FOR INSPECTION YOU NEED ........
Brian Sullivan is a professional inspector in every definition - his inspection found more than $ 22,000 in repairs that were needed - and were not really disclosed by the seller.
He also included in his inspection a infrared camera inspection - that inspection alone was
worth the inspection fee.
Altogether he provided me a complete inspection report - 26 pages with pictures - a infrared camera inspection report with ir pictures - a wind mitigation inspection report that saved me $ 422 a year on my homeowners insurance and a 4 point insurance inspection report that was required by my insurance company.
He was here more than 4 hours - on the roof - in the attic - and in and out of the whole house.
I recommend him for any kind of inspection you need.
That review about him missing things is total baloney ---------- look at his experience and qualifications - and the writer didn't even sign his name ----- maybe was a seller who was ticked about the inspection Brian did and what he found in the inspection.

100% Incompetent
Missed TONS of things that should have been easily recognized in the inspection. Now who is paying for his imcompetency? I am! This old dude needs to retire....quickly!

Mr. Brian M. Sullivan / ACS Home Inspection Services - Altamonte Springs, Fl., has performed 2 home inspections for me.
He reviewed all facets of his inspection as he was going along and if I had any questions, he explained his responses in detail .
We both signed a written pre-inspection agreement that stated what would be and would not be inspected and included the stated fee for the inspection.
His written report was approx. 30 pgs. long and was divided into several sections - summation page, narative section that was an explanation of the items he inspected and 24 pictures of the critical items he inspected.
Note: I'm not sure how many total pictures he took, but I know it was well in excess of 90 and the report included the ones specific to the critical items.
In my opinion, Brian Sullivan, is well qualified to inspect any home or commercial building out there.
