Two years ago my wife and I made the commitment to build our "dream home". I do mean "build" the home, not have it built. Of course our motivation was to get as much home as we could for as little as we could. In the course of planning however we paid some attention to wise advice to not allow early first costs effect longterm overall costs, advice you would do well to consider as well. It just so happens my wife's brother and his wife were great believers in a building material that is not too very well known as of yet, but is becoming very popular in the construction industry. The product is insulated concrete forms, (ICF's). We chose to build our home with this product, and we are already reaping huge energy savings as a result. Not only that, but because we chose this product, our home will be standing strong long after we are gone, and the refurbishing that most traditional homes undergo after about 30 years or so will be nearly unnecessary, because the walls are made out of concrete with 2 3/4 inches of eps foam on either side. No mold, no rot or mildew, no insect problems, energy efficient, nearly soundproof, and esthetically beautiful! The costs were roughly 7% more upfront than traditional stick construction, but we are already saving 40-45% on our energy consumption in comparison to others we have talked to with similar size homes.
