Do you enter wet crawlspaces?

I know what the rules are.  NEVER enter a wet crawlspace because if there are exposed hot wires in the water you can have a very bad experience - if you live.  But, I go in anyway.  Am I being foolish?  Does anyone else try to go in and find the source of the water and other defects, or am I the only insane inspector around? New Construction Shortcuts - Part 4

Why are my floors sagging?  Why do my doors not shut right?  Why are there cracks over my doors? Well, your floor supports are all screwed up.  This is a support column under a home.  The column should be centered undert the girder (the wood on the top corner of the column).  Because of the angle that I took this picture, the joist behind the column appears to be on the column, but it is not. Over time this column may buckle because of the uneven weight distribution.  That would be bad.  Or the girder may sag or twist.  That would also be bad. Most of the columns under this home were like this.  My first thought was, "Stop walking above me!"  I'm glad I inspected the interior BEFORE entering the crawlspace. Under these circumstances I recommend further evaluation by a structural engineer to determine what, if any, repairs would be appropriate. ...read more
