They do not respond to my emails, voicemails, and their business phone number was disconnected when I called in November. I suspect that the business has failed that they they have no intention of paying me the rent money they have collected on my behalf. I am an absentee owner, as I live in Arizona and this rental property is in South Carolina. I have found Evelyn to be very efficient, and she takes care of EVERYTHING. Whatever needs attention, she has someone that takes care of it. She accidentally called my house by mistake and spoke to my wife (she was trying to call the occupant) and she told her she needed to "get the lawn mowed" because is was too long. After me and my husband and our 2 toddlers checked in (bad idea) We went to our UPSTAIRS room, walked in the door, first off the place smelled like human pee, the floor looked as if it hadn't been vaccumed in a few months, there were holes in the walls that were stuffed with tissues, the lamp shade was ripped and broken, my remote didnt work, my fridge had what appeared to be blood on the front of it in a room with 2 double beds we had a total of 2 pillows, 1 towel, 1 washcloth, 1 hand towel. Upon asking for more pillows and towels I was told I could not recieve more than what was in the room. We had a table with NO chairs, on the bed we didnt even have a fitted sheet! The police soon after showed up with 3 cops cars and a man was arrested within the first 4 hours of us being there. The linen we did have was stained and very dirty, The place was VERY unclean! We rented a house from this company for 5 years, Evelyn is probably the rudest person I have ever know in my lift. She wants to collect rent ant that's it. She will not deal with repairs or problems she always gives you a number to call to deal with it yourself. She keeps horrible records and if you try to leave she will do everything to make you look bad so tha that you have trouble. The Verandas at the Point

My girlfriend and I toured the Verandas not once, but twice. The first time was OK. Alicia showed us the pool area and an apartment. She skipped the clubhouse and corresponding indoor amenities. She seemed disinterested since it was July and we weren't moving until October. My girlfriend and I returned yesterday to re-tour since we've been to numerous places in the past month. We dealt with a different staffer and explained to her we'd now be moving within three weeks and no longer October. She was one of the rudest staff members I've ever dealt with. En route to tour an apartment she walked nearly ten feet ahead and did not speak with us whatsoever. Once in the apartment, she planted herself at the kitchen counter and didn't speak a word. We were so disgusted with how we were treated after our SECOND visit that we are no longer considering this property. First, let me commend housekeeping and management, particularly Jonathan Metzendorf, for their work. The members of the maintenance staff have a work ethic, that, shall I say, needs improvement. But that would have been minor in comparison to the following problems with the property: -A filthy, difficult to access, parking lot, riddled with potholes. -A laundry facility where only two of the six dryers worked. At their maximum three of the six washers worked. This feature was a selling point for me choosing In-Towne. -More than once I came across empty beer bottles and cans in the corridors. As far as the room itself: -The room was visited by the housekeeping staff, as promised, once in a week. But the work done consisted of vacuuming, changing the sheets and emptying the trash. Items on one side were barely chilled while items on the other were completely frozen.\t\n-The lighting in the room was exceptionally dim. If I had to guess I'd say they were 40 Watt bulbs.\t\n-The stove or burner worked intermittently. \t\n-The microwave had the same problem as the refrigerator. Half of one meal was heated properly while the other half was burned to a crisp.\t\n-The toilet clogged three times.\t\n-The walls are paper thin, so the activities, all of them, left little to the imagination. It would not surprise me to learn that prostitutes live there. Think I'm exaggerating? Type "intown suite greenville, sc" in to Yahoo! Search engine and see what the first hit is.\t\n-There is no privacy. Unless the blinds are completely closed and the drapes are completely drawn. In which case you have the sensation of living in a basement.\t\n-The depiction of the room size in your advertisements is a complete deception.\t\n-And in a mark of absolute cheapness, the bathroom did not have a single hook on which to hold clothing.\t\n\t\nOn the plus side I wasn't robbed. Or was I?\t\n\t\nEven at $175 a week (after taxes) this was a complete rip-off.\t\n\t\nIt doesn't take an MBA to realize the management philosophy of your chain. Keep costs extremely low, by providing minimal services, minimal staff (I'd be shocked if the employees had a health care plan) and zero amenities. Please do not rent from Everyln. She is a rude and unprofessional witch! I rented from her for 1 year and she was not friendly at all. She did not care about your situation with the rent, and I had a leakage in my water. She told me that she had a previous appointment, and would get to it whenever she could. This is quite possibly one of the worst places ever. My husband and I have been living here for quite some time, and if we could afford to pick up and move we'd have been gone long ago. The bed in our room has springs poking through the top of the mattress which they have yet to replace (though we've been asking them to for 3 months), the smoke detector doesn't work (it hasn't since January), there are gaps under the door jamb in our bathroom where cockroaches crawl out of (and we can't get them to caulk it up). That's just to name a few of the problems we've experienced here. The only real amenities they offer are high speed internet, which is so slow that you'd be better off using dialup half the time, and an on-site laundry room in which the machines are out of order more often then not. My stove was broken, the toilet ghost flushed (before it stopped flushing all together), and the sinks leaked. The police were there at least once a month. I am one of the first residents that moved into Walden Creek when it opened 5 years ago. This is a great place to live! The location is perfect because its right off of Woodruff Rd. You can get anywhere you need to go in only a few minutes. I live in a 2 BR apartment and it is huge. And the best part about it is I only pay $800. So I am basically paying a small amount for a huge apartment, pool, fitness center, business center, playground for my kids and a carwash area. As far as the staff, they are all very sweet and professional. And I will also say that after reading the previous review, who ever wrote that is very out of line! Amy Nuttal has been a huge part of Walden Creek for the past 4 years and I have never seen her doing anything other than try to make (and keep) Walden Creek a great place to live! I cannot believe that anyone would want to lie and write such harsh things about another person. To those of you who are using this website in order to find accurate information about where a good place to live would be, then please take my advice, Walden Creek is a wonderful community. Should I Sell My House or Rent it Out?

In the sell vs. rent debate, many homeowners consider renting their properties because they don't think they will be able to sell in this market. I usually encourage owners to try and sell if that is their long-term goal. Renting may be best in some situations, but you need to be aware of the pros and cons of becoming a landlord.   Questions to ask include: Am I willing to get my property ready to rent?This includes painting, cleaning the carpet, clearing out the furniture/decorations and making necessary repairs.  Remember, a home buyer may be willing to correct some minor problems, but a tenant expects their rental to be clean and problem free. Do I have the necessary funds?  Remember, a landlord is required to make necessary repairs, including costly repairs to the HVAC system or appliances.  Also, you want to consider how long can you go without receiving rent while the property is being marketed and whether the rent you would bring in is enough to cover your expenses. And one area that most people miss is theincrease of SC property taxes on rental property. Will my house be harder to sell if it's rented?There are 2 things to consider here. First, tenants cannot be held liable for normal wear and tear. You need to consider whether the wear and tear from a tenant's normal use of your property will hurt its marketability or profitability when you go to sell. Second, you need to keep in mind that any lease you put in place before you sell is transferrable to the new owner after you sell. How is Rental Property Taxed in SC?

Of course, we are not an accounting firm, so you will want to check with your accountant for the final word on all tax issues.  But we can give you an example that is shown on the South Carolina Department of Renvue website.  Keep in mind that rental property has an assessment ratio of 6% instead of the 4% that is used for your primary residence.  And rental propery is not allowed the homeowner exemption of up to $100,000 of the home's fair market value from property taxes for school operating costs.  So in other words, rental property carries a significantly higher tax bill than a primary residence.  Prospective investors need to plan for this difference.  Example Tax Calculation $100,000 Fair market value of property (usually lower than the market price) x 6% Assessment ratio (this is the rate if it's not your primary residence, even if it's the only property you own in SC) = $6,000 Assessed value x .250 Millage rate (250 mills . . . of course this will change depending on where you live) =$1500 Taxes dueWritten by Brandon Smith,iRent Greenville Property Management, Greenville, SC ...read more
