They do not respond to my emails, voicemails, and their business phone number was disconnected when I called in November. Whatever needs attention, she has someone that takes care of it. Should I Sell My House or Rent it Out?

In the sell vs. rent debate, many homeowners consider renting their properties because they don't think they will be able to sell in this market. I usually encourage owners to try and sell if that is their long-term goal. Renting may be best in some situations, but you need to be aware of the pros and cons of becoming a landlord.   Questions to ask include: Am I willing to get my property ready to rent?This includes painting, cleaning the carpet, clearing out the furniture/decorations and making necessary repairs.  Remember, a home buyer may be willing to correct some minor problems, but a tenant expects their rental to be clean and problem free. Do I have the necessary funds?  Remember, a landlord is required to make necessary repairs, including costly repairs to the HVAC system or appliances.  Also, you want to consider how long can you go without receiving rent while the property is being marketed and whether the rent you would bring in is enough to cover your expenses. And one area that most people miss is theincrease of SC property taxes on rental property. Will my house be harder to sell if it's rented?There are 2 things to consider here. First, tenants cannot be held liable for normal wear and tear. You need to consider whether the wear and tear from a tenant's normal use of your property will hurt its marketability or profitability when you go to sell. Second, you need to keep in mind that any lease you put in place before you sell is transferrable to the new owner after you sell. How is Rental Property Taxed in SC?

Of course, we are not an accounting firm, so you will want to check with your accountant for the final word on all tax issues.  But we can give you an example that is shown on the South Carolina Department of Renvue website.  Keep in mind that rental property has an assessment ratio of 6% instead of the 4% that is used for your primary residence.  And rental propery is not allowed the homeowner exemption of up to $100,000 of the home's fair market value from property taxes for school operating costs.  So in other words, rental property carries a significantly higher tax bill than a primary residence.  Prospective investors need to plan for this difference.  Example Tax Calculation $100,000 Fair market value of property (usually lower than the market price) x 6% Assessment ratio (this is the rate if it's not your primary residence, even if it's the only property you own in SC) = $6,000 Assessed value x .250 Millage rate (250 mills . . . of course this will change depending on where you live) =$1500 Taxes dueWritten by Brandon Smith,iRent Greenville Property Management, Greenville, SC ...read more
