This inspector (Mike Wyman) was hired to inspect our home for sale. He included in the report to the buyer that our roof had hail damage. We immediately called our insurance company to have them check the roof. It turns out there was no hail damage, and the adjuster told us this is a common mistake with inspectors, since there is no licensing or regulation of the home inspection industry- there's a wide range of opinions out there, some knowledgeable and some not. I hired M3 Inspection to review the house I was planning to buy. My agent tried to use her favorite inspector, but friends said I should do my on research and hire my own. I found M3’s web site on the internet, I like what I read, talked to the owner and felt confident in his skills. I was very very happy I did. He found many things about the home that the seller did not disclose. I decided not to buy this house, but I found another, had M3 inspect it also. I hired M3 to inspect a house I was purchasing. This house was 30 years old, advertised as completely remodeled, and meets all current building and safety codes. The house interior surfaces looked great, you know granite and tile everywhere. However, Mr. Moriconi found many items that were not only in violation with local codes, but just plan dangerous. Mr. Moriconi advised me to have further evaluations of the chimney. The chimney inspection cost me more money but it did reveal a cracked flue liner that required replacement, which the seller paid for to complete the deal, inspection money well spent. Mr. Moriconi also discovered electrical problems and a problem with the furnace. It became clear that this remodeler did not pull permits and city inspections as stated.
