Beware the high cost of a low price for remodeling projects

A big advantage to today's economy is you can gind good deals!  Deciding what is truly a good deal and what is to good to be true is the homework you need to do when choosing a contactor for project.  You should look for a contractor that has been around for a long time and has a proven track record.  Be sure and get three quotes from companies that you have pre-qualified as reputable companies.  If the prices are close to each other you know that you have gotten a fair price for the work and that the contractor can perform the work and not run out of money.  We see a lot of estimates that are truly to good to be true and the client is excited thinking that they are going to save a lot of money.  They can sometimes find out that the contractor cannot finish the project and they are stuck with finding another company to step in and finish the work.  The cost of this makes the overall price much higher than the estimates that were fairly priced.  We know this from being the contractor that is hired to finish the project.  The cost of goods is going up and you want to be sure to work with a company that itemizes all of the costs so you understand what those costs are.  If the company you are working with does not want to itemize the costs look for a company that will.  Another tip is always work with a design build company that works with you to select all of the finishes so the true cost is shown in the contract.  You will have to so this and the best time to do it is in the planing stages.  This is the only way to know what the true cost is going to be.  If you are given allowances than you will find yourself spending more on the project than intialy thought and everyone will be frustrated.  You can read more on this at http://www.masterworksatlanta.com/html/?p=138 Thanks for reading! ...read more

Deck design ideas part 1 of a two part blog

As spring approaches you may be thinking about your outdoor living space.  The design team at MasterWorks Atlanta is giving you some things to consider for project.   This is part one of a two part blog for our readers.  The first thing to look at is what are your goals? If your deck boards are in bad shape and you have a wood handrail that needs some attention here are some considerations: The framing of the deck (the boards that support the floor decking) may be in good condition you have some easier options.  You could simply replace the deck boards with either pressure treated pine or with an alternative deck board such as trex http://www.trex.com  or a similar product.  The pressure treated lumber has the best price but will require more maintenance over time to keep it looking good.  The synthetic deck boards will require a lot less maintenance but will cost more.  The handrail can replaced in the same synthetic material as the deck boards or you could go back with wood for a price consideration.  This would be the basic deck makeover package. If you have a patio below your deck that you would like to make more useful you may be thinking about installing an under decking system that will capture the rain and create a dry patio below with this simple method.  The down side to this system is that you will typically need to replace this system when you replace the deck.  Another way to accomplish this and create a deck that will last as long as you are in the house is to replace the decking above with a waterproof membrane system that allows you to install either tile or natural stone tiles to the deck.  This creates a beautiful deck above that also gives you the dry space below that you want.  You can now finish the ceiling to be an attractive extension of your house.  You can do a coffered ceiling for examplehttp://www.masterworksatlanta.com/decks.php this is a great way to ensure that your deck will last as long as your house and look beautiful!  When you do this system the handrail will typically be a powder coated aluminum that will never rust, is very strong and comes in any style that wrought iron would come in.  One of the most asked questions is will my deck support tile?  The answer is if it was built to code yes!  You put tile on the floor in your house on the same framing and your deck is no different.  If you like to grill you incorporate your deck into any of these options.  You can add a built in grill that gives you some storage solutions.  You may be able to run a gas line to the grill and eliminate the need to replace your gas tanks!  You may want to put the grill somewhere in your new dry patio area below the deck so the weather does not affect you when you grill out.  To see options for grilling accesories go tohttp://www.bullbbq.com/ Part two coming soon! Hardwood Floor Installation and Floor refinishing in Decatur, GA

M.S. Construction was reffered to this homeowner by a previous satisfied customer. The project had multiple parts: installation of new hardwood floors in the foyer, replacement of the long stairs leading into the sunken room and refinishing the existing floors and 13 steps. For the installation we used Select grade Red Oak flooring, to match the existing floors. Repairs were also done at all transitions to other types of flooring. The long steps were torn out and the framing was re-inforced. Then, we installed new subflooring for support for the new flooring that was to be installed on the stair treads. The entire floor and steps were then sanded and red mahogany oil based stain was applied. Then, three coats of Bona Water based floor finish were applied.
