Sell a home in Orlando – Get your home ready to sell!

Orlando real estate values have been on the rise for the past 12 months. Low real estate inventory has driven Orlando house prices to more normal levels and has given many homeowners the opportunity to escape having to short sale their Orlando property. If you have been thinking about selling your home in Orlando and you want to get top dollar from the real estate transaction, follow these easy steps on how to get your Orlando home in selling condition:  1) De-clutter your house! If you are like many home sellers, you have accumulated many things throughout the years. The more "stuff" you have, the smaller and less spacious your property will look. Rent a storage unit and empty your house of all the trinkets, family pictures, collections of whatever, excess furniture, etc. Try and rearrange the furniture in your house in a way that gives each room a more open feel to it. Take the opportunity to donate all those knicknacks that you no longer use. Make sure that you clear all the countertops so you can show off how much space your house really has. 2) Don't call it your home, call it your house! Like many, you have probably grown very attached the the property that you are getting ready to sell. Disassociate yourself from the house so you can start thinking objectively about. Remember that what you find interesting or special does not apply to everybody. Just because you think that the popcorn ceiling gives the house character, it does not mean that buyers will share your belief. Buyers don't care that you have poured your heart and soul into your home, they care about their preferences and their own tastes. 3) Remove all the items you will be taking with you! Imagine you went to a dealership to buy a car. You test drive it, get the best price on it, and are getting ready to sign on the dotted line when the salesman tells you that he is removing all your favorite features! The same thing applies to the sale of your house. If you remove a light fixture, make sure you replace it. Don't give prospective buyers a reason to think negatively about your property. 4) Make all necessary repairs to your house! You may be used to that leaky faucet or that hole in the wall, but prospective buyers will think, "What problems does this house have that we can't see?" If you have a purple room or any other "loud" color, think about painting over it with a more neutral color. Often times, buyers will remember nothing else about your house except for the room with the purple walls. Replace any burnt out bulbs so you can show off your house in the best light possible. 5) Clean, clean, clean! Hire someone to deep clean your property and make it shine! Clean any areas around the outside of the house that make it look worn or old. Pressure washers are great for this! Keep the home clean every single day as much as you possibly can. You never know when the next showing request will come up. If your refrigerator smells or is messy, clean it! 6) Focus as much attentions to the outside of the house as the inside. Mow the lawn and keep it at a reasonable level. Many times buyers will pull up to a home and skip it completely because the grass is unkept. Round the hedges and rake away any fallen leaves or branches. Make sure the sidewalks are clean and clear of all debris. Again, a pressure washer is great for this! If the color of your house has faded into a completely different color than when you bought it, its time to paint it! Plant colorful flowers if your lawn looks dull and drab.
