In working in the local Naples vacation rental industry for the past few years, I have observed three key tips for securing the best fitting rental in town for a great price. Book Early Booking a year or more in advance is the prime factor in acquiring that perfect fit rental you have dreamed about. The available inventory is high which provides greater number of potential properties to choose from. It allows plenty of time to complete all of the necessary paperwork and complete required rental payment transactions. It also gives a safety blanket of time in case any snags occur while adding negotiating leverage (important).   Determine Vacation Activity Preferences Determining which activities you most enjoy and plan on participating in can be huge in selecting your location and negotiating for perks. Naples has a lot to offer every vacationer and being in the best location can make the difference in having an excellent vacation verses having to put up with annoyances while fighting through seasonal traffic to get where you want to go. Real Estate Investors love Naples, Florida. Why? Because it is a transient area for the affluent, which means Naples Real Estate has the potential to command premium prices when the market is bullish, while capturing strong seasonal and annual rental rates during the bear times. Not mention, Naples is an ever growing popular destination that grants strong occupancy statistics year round. These key factors combine to create an ideal climate, for those seeking to increase their wealth, using a variety of real estate investment strategies.In next series of blog posts, I will seek shed light on a few tried and true, Naples Real Estate Investment Strategies being put into play on the market today. Naples Seasonal Rental And Equity Building StrategyInvestment Objective: To minimize investment risk associated with market volatility while generating a steady income stream and systematically increasing equity in the investment.  Investment Concept: Obtain an investment property, rent it seasonally to generate income, use a % of the income to pay costs associated with the property (taxes, HOA dues, maintenance, mortgage, etc…), reinvest a % of profits back into the property to increase value and commanding a higher rental rate next season, and finally sell when the market is right. Investment Advantages: Flexable entry costs, low risk, steady income stream,  consistent high demand, stable investment for mid-long term, large pay out when market is right. Investment Disadvantages: Poor liquidity limits use of investment funds for other investments and/or purposes Perks: Ability to vacation in your own rental property for periods throughout the year Dangers: Being forced to sell when the market isn’t right, same goes when making initial purchase, getting greedy and holding the investment past a good point to sell  Recommendations: I recommend this strategy to anyone who is serious about investing for the mid to long term. It is not for those looking to make a quick buck (flipping), or those who may need their investment assets to be liquid in a short period of time. Also, holding the investment past the market cycle is ok, however to maximize profits the investor will have to wait until the market comes back around again, which can be 2-10 years. Naples Seasonal Rental And Equity Building Strategy Steps Step #1: Establish a financial ceiling for your initial investment; how much money you can afford, borrow, and/or are willing to invest (this step is important for a lot of reasons and can make or break you in the end) Step #2: Recruit local industry professionals to assist you in researching and information gathering on potential investment properties. You want a top notch vacation property manager, real estate agent who is skilled in the art of negotiations and is experienced in finding investment properties. (Don’t be fooled by fast talking professionals that promise the world, glitzy ads, and fancy offices…ask for references, and trust your gut) Step #3: Research potential properties and do the math. The right real estate professionals will generate reports, give recommendations, and scout the properties with greatest investment potential for you.
