I used Live Oak several years back and found that they did not give me all the appropriate information for a proper closing. This has been discussed with Live Oak. They were certain the info. was given at closing. They, in fact, sent an e-mail of the standard form in question. Implying that it was given to me. After stating that I was not given such a form Live Oak charged me $18.00 to have my file pulled. After pulling my file they could not find that the form was actually given to me but indicated that it normally is part of the paperwork. After not finding the form, which they admit is normally part of their paperwork, Live Oak simply offfered apologies and stated that they weren't responsible. This form cost me about $3,000.00.
